If the bid on Lot 3 (combination of Lot 1 and Lot 2) is lower than Lot 1 bid and Lot 2 bid combined, the individual bids will be accepted on Lot 1 and Lot 2 and Lot 3 will be marked NO SALE. Remember there will be a 10% buyer premium added to the final bid on this auction. This way buyer can bid on one Lot and Both Lots simultaneously.
Buyer financing will be allowed with no contingencies. No appraisal contingency. Pre-approval letter must be submitted with accepted offer. Cash buyers to supply proof of funds with accepted offer. Unless the auction is noted as "SELLING ABSOLUTE", the seller has the right to accept, counter or reject the final bid. Bidders will also sign an agency disclosure.
